Understanding Property Prices

What Your Budget Really Buys

One of the first challenges many buyers face is understanding what property prices look like in different parts of Italy. I regularly receive enquiries from people looking for something along these lines:

  • A detached country house
  • Beautiful views
  • Swimming pool
  • Potential for guest accommodation or a B&B
  • Close to popular towns and attractions
  • Budget: €200,000..

Unfortunately, in most desirable areas of Piemonte, this combination simply doesn't exist at that price level. This isn't because good opportunities don't exist. It's because expectations haven't yet been matched to the realities of the local market.

* One of the most valuable things you can do before starting your search is to understand what your budget can realistically buy in your chosen area.

Prices Vary Dramatically

Property values can change significantly even over relatively short distances.

As an example, a four-bedroom property close to Alba, in the heart of the famous Barolo wine region, may sell for well over €1.5 million. Move just thirty or forty kilometres away into a different area of the province and a very similar property could sell for half that amount.

Location remains one of the biggest factors affecting value. This is why researching individual areas is so important. A house that seems expensive at first glance may actually represent excellent value compared to nearby alternatives.

Likewise, a property that appears to be a bargain may be located in an area with limited services, poor access, or little long-term appeal.

Be Flexible

Most successful buyers begin with a dream and then make sensible adjustments along the way.

Perhaps the pool can wait.

Perhaps three bedrooms are enough instead of four.

Perhaps being fifteen minutes from a town is acceptable instead of five.

Small compromises often unlock much better opportunities. The good news is that Piemonte still offers exceptional value compared with many other parts of Europe.

Whether your budget is €100,000 or €5 million, there are wonderful properties available.
