Yes, many foreign nationals can buy property in Italy without difficulty. However, eligibility depends on your nationality and the agreements Italy has with your country. Can Americans buy property in Italy?

Yes. American citizens regularly buy property throughout Italy, including here in Piedmont. Many of our clients come from the United States and successfully purchase holiday homes, retirement properties and investment properties.

Can British citizens buy property in Italy after Brexit?

Yes. British citizens can still buy property in Italy. Brexit mainly affected residency and the amount of time UK citizens can spend in the Schengen Area without a visa. Property ownership itself is generally not a problem.

No. Make a checklist, keep asking questions, and be patient. Italy is not as slow as some think, but things do take time. We cannot always have every answer immediately.

How long does it take to buy a house in Italy?

Most purchases take between two and three months from accepted offer to completion. However, every transaction is different. Some sales can be completed more quickly, while others take longer due to mortgages, inheritance matters, planning issues or seller requirements.

Can I pay a deposit and delay completion for several months?

Yes, but it depends on the seller. A sale usually takes two to three months; an unhurried seller may agree to wait longer.

Do I have to be present for the signing of the deeds?

No, but you would need a power of attorney arranged through the Italian consulate in your country. The notary in Italy can help with this.

What is a Codice Fiscale and why do I need one?

A Codice Fiscale is an Italian tax identification number. It is required for property purchases and many other administrative tasks in Italy. Obtaining one is usually straightforward, and we can advise buyers on how to do so.

Do I need an Italian bank account to buy property in Italy?

Not always, but it is usually helpful. Many buyers open an Italian bank account to simplify the transfer of funds and the payment of utilities and local taxes. If you are purchasing through us, we can help explain the process.

Do I need a solicitor or lawyer when buying property in Italy?

In Italy, the notary plays a central role in the purchase process and is responsible for ensuring that the transaction complies with Italian law. Most residential property purchases do not require a separate solicitor. However, some buyers choose to obtain independent legal advice in more complex situations. Your circumstances will determine whether additional legal assistance is necessary.

Can foreigners get a mortgage in Italy?

Many foreign buyers can obtain mortgages from Italian banks, although the amount available and lending criteria vary depending on nationality, residency status and income. Is there an annual property tax in Italy?

Yes. Owners of second homes generally pay IMU - Imposta Municipale Unica. The amount varies considerably depending on the size of the property, location, cadastral value and classification. Many second-home owners pay a relatively modest annual amount, but larger properties and estates may incur higher charges. We can help provide estimates during the buying process.

Can you arrange care for vineyards or hazelnut orchards?

Yes, this is not a problem.

Should I worry about break-ins when I am away?

Crime is very low in the countryside, but good security is normal here.

Do locals mind foreigners moving in?

They welcome it. When we moved in, our neighbours bought us a welcoming gift. New residents are appreciated and people are helpful.

Buying a home to earn income

Can I earn rental income from property in Langhe, Roero or Monferrato?

Yes — strong demand for B&Bs, houses and apartments. The season runs from May through November, with particular need for self-catering accommodation. A six-bedroom house with a pool can achieve around €5,000 per week. Apartments are also in high demand.

Is Piedmont cheaper than Tuscany?

Generally speaking, yes. While some of Piedmont's most prestigious areas command premium prices, many buyers find they can purchase larger properties, more land and better views for less money than in comparable areas of Tuscany. This is one of the reasons Piedmont has become increasingly popular with international buyers.

Is Piedmont a good place to retire?

Many people think so. Piedmont offers beautiful countryside, excellent food and wine, good healthcare, a relaxed pace of life and easy access to airports, ski resorts and the Mediterranean coast. What is the weather like?

Excellent. Winters are mild. Warm weather begins around April (15°C), May around 20°C, June–August 28–35°C. September and October are very pleasant — not as intense as Tuscany, and with a proper winter unlike parts of southern Italy.

What is the voltage for home electricity?

220 volts, as in the rest of Europe. Most chargers work on both 120V (US) and 220V (EU). We find Yeppon and Amazon useful for online shopping.

What is healthcare like in Piedmont?

Italy has a highly regarded public healthcare system and excellent private healthcare options. Residents have access to the national healthcare system, while many international homeowners also choose private medical insurance for additional flexibility. Piedmont benefits from excellent hospitals and medical facilities throughout the region.

Is there plenty to do in the area?

World-class wines, historic towns, markets, Alba and Asti, outstanding restaurants, ski resorts and the coast within 90 minutes, Monaco and Nice within two hours — and much more to discover.
