Organic vineyards, an established wine business and a new building with room to make it your own.
This is a very special property in one of the most attractive parts of Monferrato, close to the border with the Langhe and just 15 km from Alba and 13 km from Asti.
The estate sits high on a south-easterly facing hillside at around 400 metres above sea level, overlooking the town and a beautiful landscape of vineyards, rolling hills and historic castles. It is a setting that immediately gives the property a sense of space and privacy, while still being very well connected to both Alba and Asti.
The estate covers approximately 3.2 hectares of contiguous land, much of which is planted with vines. The vineyards include Barbera d’Asti Superiore DOCG, Moscato d’Asti DOCG and Chardonnay, with the entire agricultural operation organically certified since 2012.
There is also something particularly interesting for anyone looking at this as a serious wine project. The original 1968 Barbera Superiore vineyard has been retained, preserving its historic clone, while approximately 0.8 hectares of land is awaiting authorisation for planting Gamba di Pernice DOC, an exceptionally rare Piedmontese grape variety that can only be cultivated in this area.
The centrepiece of the estate is a newly constructed building of approximately 857 sqm, designed in the style of a traditional Piedmontese farmhouse.
From the outside, it has the character you would expect in this part of Piedmont, with exposed brick, antique roof tiles, timber and copper details. Behind the traditional appearance, however, is a highly modern building designed with energy efficiency and sustainability in mind.
The tasting room has already been completed, including a kitchen, bathroom, enclosed room and covered terrace overlooking the vineyards. The remainder of the building has been intentionally left unfinished, giving the new owner the opportunity to decide exactly how the spaces should be used and finished.
There is also a beautiful 160 sqm underground wine cellar with traditional brick vaulted ceilings, together with areas for production, hospitality, covered verandas and a garage.
One of the most appealing aspects of the property is the position of the building itself. It sits above the vineyards, with a level courtyard immediately in front and an area already prepared for a swimming pool and sun terrace.
The land falls away below the property towards the valley, meaning that the views in front of the building are naturally protected from future construction.
The building has been constructed to a very high standard, with 40 cm insulated walls, an insulated timber roof and Energy Class A performance.
Geothermal probes have been incorporated into the foundations, providing approximately 40 kW of capacity, while the roof offers the possibility of installing up to 30 kW of photovoltaic panels. There is also a groundwater table at approximately eight metres below ground, offering the potential for a private well for irrigation and domestic use.
The estate is not simply a collection of vineyards and buildings. It is an established organic wine business, producing a range of DOC and DOCG wines including Barbera Superiore, Moscato d’Asti, Chardonnay, Piemonte Rosso and sparkling wine, together with small-batch grappa production.
The wine business is already active in cultivation, production and sales, with an established presence in Italy and European markets. The existing organic certification is particularly valuable, as maintaining or obtaining organic certification involves a formal inspection process over several years.
The winery itself offers flexibility for the future. A buyer could continue the existing wine business, appoint specialist contractors to manage the agricultural and winemaking operations, or acquire the estate with a view to creating a luxury country property surrounded by its own vineyards.
The current owners are also open to different structures for the sale, including the possibility of acquiring the company and its existing business goodwill, or purchasing the land and buildings separately.
What makes this property particularly interesting is the combination of location, vineyards, an established organic wine business and a substantial new building that can still be shaped by its new owner.
It is not a finished luxury estate, and that is perhaps part of its appeal. The essential elements are already here — the land, the vineyards, the views, the cellar, the building and the wine business — while there is still considerable scope to decide what the finished property should ultimately become.
For someone looking for a genuine Piedmont wine estate with the potential to develop something exceptional, this is an opportunity worth exploring.
