Dating from the 19th century and once owned by Emanuele Filiberto, the Duke of Savoy, this is as good as it gets. Live ‘La Dolce Vita’, the sweet Italian life, and earn a living at the same time.
The current owner restored the property with blood, sweat and tears never intending to sell but life dealt him a cruel blow and now, with sadness, he has to let it go. The place is probably the best we have seen. I can say that we love it. Too many of these types of businesses are just that, a business, so built to a price to make as much profit as possible. On entering the gate you know this was restored with love and meticulous care.
The house was last bought in 2001 and renovations were completed in 2008. The pool was added in 2019. Everything is correct on the plans.
Let’s divide the property into 4 parts so we know what we’re looking at. I’ve added a drone shot you can find in the gallery with the 4 divisions marked.
1. Private area - 3 bedrooms, 3 bathrooms.
2. Three B&B rooms and a breakfast room. Sleeping for up to six persons.
3. Three apartments with 3 bedrooms. One apartment can sleep 6 persons the other two - 4 persons each.
4. This is a workshop but could be made into a one-bed apartment. This has two floors. I didn't photograph it as used as a store at the moment. You need to come see it ;-)
The private area (1) has a living room, WC with laundry, dining area (it currently has a bed in it) on the ground floor. Then, up a few steps is a beautiful kitchen. On the floor above are 3 bedrooms with 2 bathrooms.
The B&B area (2) has a B&B room and bathroom on the ground floor. This has access to the front terrace. A beautiful spot for relaxing. The floor above has a similar layout - B&B room with bathroom. Next, up the stairs is the B&B breakfast room and above this the third B&B room with bathroom. There also the B&B breakfast room and WC separated by a door. This has a connecting 'private' door to the private area.
Section 3 has three apartments. Each have a living space with kitchen, bedroom and bathroom. Two of the apartments have a washing machine. The bigger apartment has two sofa beds so can sleep 6.
Section 4 is currently a workshop but can be converted into a one bedroom apartment. Beside this is a beautiful area for dining and relaxing. The courtyard is not overlooked by neighbours.
There's a very large wine cellar that can be used as a dining room, for celebrations or for wine and food storage. There's also a WC here. It's a beautiful room that stays cool even on hot days.
It’s a great, peaceful town with tennis court, town hall and views of the Alps. It’s been part of Asti since the 12th century. In 1577 the Duke of Savoy, bought it and three other towns for 70,000 Scudo, or gold coins. It became the property of a French nobleman who married into the Savoy family but he got into bad things so they executed him in Turin. The town is now of course, in the hands of the state and the castle is privately owned.
It can be used for weddings and other celebrations. I know a few wedding planners in the area I can introduce you to and can also help with getting the business promoted.
The house is totally private. There's an opportunity to add private, covered parking. There’s a beautiful dining area in the courtyard, large garden with rich soil so you can easily be self-sustaining and never have to walk in a supermarket again.
We have all the numbers. The business can generate €200,000/year.
This is something special. It’s easy to find mediocre businesses for sale or in the wrong locations and this one is ‘spot on’ with the price. You won’t find this size and quality for the money.
The area is great. I live 20 mins from this town and it has so much to offer. You’re in easy distance of Turin and Asti, and Alba is an easy drive.
