The total house measures app. 185 sqm and is split into a ground floor and a semi-basement which has great views of the valleys. The two floors are accessed separately but it is possible to connect the two via a small addition to the house.
The ground floor consists of a large kitchen/dining/living area with a wonderful fireplace and very large southerly windows which not only provide absolutely stunning views but also fill the room with light. As this part of the house also has high ceilings with visible roof beams the room feels very big and airy. Passing this area, one enters two good-sized interconnecting bedrooms sharing a charming bathroom built partly in Langhe stone. Both rooms have windows and great views. A good-sized technical room which also serves as a storage room is located at the back of the house.
At the semi-basement level, one finds a good-sized bedroom, all build in the original Lange stone and with an arched ceiling - this bedroom is not on the plans as a bedroom but as a storeroom, but you can do as you wish but it cannot be sold as a 3 bedroom house. Adjacent to this very charming bedroom one finds a much larger than normal, and fully modern, bathroom with a bathtub on lion’s feet. Both the bedroom and the bathroom have the original Langhe stone walls and arched ceilings. On this semi-basement level, one also finds a good storage room.
The entire house may need a few days of cleaning (been empty too long due to COVID) and a tiny bit of maintenance but within a few days of work, you would be sipping your Aperitif or having an Espresso with the local Hazelnut cakes on your totally private terrace.
The surrounding land is not very large 5.800 sqm but yet one finds a really charming little driveway, with a gate, leading up to the house where there is good parking for a couple of cars.
