A true gem of a Langhe stone house – hidden away up in the hills with total privacy and endless views – yet not more than 10 minutes drive to the buzzing medieval market town of Cortemilia where you find all the restaurants, café and shops you need.
This fantastic Langhe Stone house is laid out over two separate floors and is absolutely packed with traditional features and charming small quirks. This is the type of country home you see in the “Living in Italy” magazines.
The total house measures app. 185 sqm and is split into a ground floor and a semi-basement which has great views of the valleys. The two floors are accessed separately but it is possible to connect the two via a small addition to the house.
The ground floor consists of a large kitchen/dining/living area with a wonderful fireplace and very large southerly windows which not only provide absolutely stunning views but also fill the room with light. As this part of the house also has high ceilings with visible roof beams the room feels very big and airy. Passing this area, one enters two good-sized interconnecting bedrooms sharing a charming bathroom built partly in Langhe stone. Both rooms have windows and great views. A good-sized technical room which also serves as a storage room is located at the back of the house.
At the semi-basement level, one finds a good-sized bedroom, all build in the original Lange stone and with an arched ceiling - this bedroom is not on the plans as a bedroom but as a storeroom, but you can do as you wish but it cannot be sold as a 3 bedroom house. Adjacent to this very charming bedroom one finds a much larger than normal, and fully modern, bathroom with a bathtub on lion’s feet. Both the bedroom and the bathroom have the original Langhe stone walls and arched ceilings. On this semi-basement level, one also finds a good storage room.
The entire house may need a few days of cleaning (been empty too long due to COVID) and a tiny bit of maintenance but within a few days of work, you would be sipping your Aperitif or having an Espresso with the local Hazelnut cakes on your totally private terrace.
The surrounding land is not very large 5.800 sqm but yet one finds a really charming little driveway, with a gate, leading up to the house where there is good parking for a couple of cars.
Nestled among the trees and hazelnut bushes at the top of the land, the current owners have installed a small hot tub – which gives you the opportunity to enjoy the endless views and sip your wine whilst immersed in your own, completely private spa! Now that is life!
The entire building is constructed in Langhe Stone which is visible both inside and out, it has a good terracotta roof, double glazing, central heating with a relatively new gas boiler and a combination of Langhe stone and wooden floors throughout.
The property is located off a communal road and at the end of a small private gravel road leading up to a gate. There is communal water and electricity. Gas (for cooking and heating) is GPL. Black and grey water is as always in these country houses via septic tank.
This house is ready to move into straight away.

Cortemilia (Langhe, Piedmont, Italy)
Cortemilia rests deep in the Bormida valley. Not easily accessible this really can feel like the town that time forgot.
Property was always cheap here so there is a large British and Swiss community. Cortemilia has many things to offer though. Famous for all the fine things they can make from hazelnuts - cakes, liquors, etc.
