We were at a client's house in the Langhe for dinner last summer (2020). He's a doctor from the UK and we asked him if he felt they'd be a second lockdown, we'd just got out of the first. 'For sure' he said. Here we are in the third and the Italian government has just added another 2 weeks to it. We're all fed up. Work has been really busy but we can't wait to get back to normality. So, how's the property market in Piedmont?
Booming! I've been working 7 days a week and just haven't been able to keep up with all the interest and enquiries, and I've had another project on the go.
A new Website!
My website is new! Yes, it looks just like the old one, and that was the point. As the Americans say 'if it ain't broke, don't fix it'. It's new as in it's now database driven. This makes a huge difference to me as I can update it much more easily and much more quickly. We've also added maps and some other useful features. I hope it makes it easier for you. It's been a lot of work but we're sure it will make things easier in the long run.
And the property market?
Yes, it's booming. Huge interest from all over the world. The market was booming the year before Covid so we're anticipating massive interest as soon as this is all behind us and we can move freely again.
Interest has been mostly from the USA and UK. Since last week I had the pleasure of starting to work with a Hollywood actress and a couple of months ago a Hollywood producer bought a house with our assistance. There's also big interest from the northern European countries, Australia, South Africa and Europeans living in Asia.
There are a lot of houses for sale, a lot of junk too, but some good stuff coming through. An Italian agent told me recently that 90% of people buying are from outside of Italy so this is making prices softer. It's a great time to buy and we're expecting a flood of interest very soon. We're preparing for it - getting the website sorted, looking for houses and generally keeping busy. We hope to meet you here soon.
Property management
If you buy a home here as a second home, a vacation home, you might need help looking after it when you can't be here. We tried working with one agency but that didn't go well. I like to think I'm a person of trust so I don't work with people I can't trust. If we're honest in the small things we'll be honest in the big things, right? Then this week I came across a great couple I'd met a few years ago that have an excellent reputation and years of experience as property managers so if you need help after you buy we can recommend them. We only offer help to people that buy through us, so our recommendation is exclusive.
Builders and government incentives
If you're looking to restore something or buy a home that needs work we can highly recommend a local building firm (based near Asti). Our clients can work with a mediator that will oversee every aspect of the building process and find all the necessary tradesmen such as architects, tilers, interior designers, carpenters, etc and ensure reports of the works get back to you and all work is overseen. This is a firm with an excellent reputation.
